Crispr Pricing and Services Offered
Monthly Recurring Fees:
(Subject to passing our rent ready application - consists of all working appliances and rent ready condition)
One Time Fees (Only If applicable):
- 40% of First Month’s Rent for new lease placement (Only applicable if new tenant is required)
- 5% Leasing Renewal Fee due upon execution of lease renewal. (Only applicable if existing tenant renews his or her lease)
Online Rent Portal Access (Landlords/Tenants)
Landlords and tenants gain access to our online portal via desktop and mobile app
Tenants pay rent on the portal and rent due date is assigned in our system.
Landlords receive the tenant payment electronically on the 1st of the month net of the Crispr recurring monthly management fee (7%) and of any one time fees that may be applicable such as new lease placement or renewal fee.
Online Tenant Screening
We run criminal, eviction, employment, & credit background checks via in-house software.
We inform the landlord of our potential tenants who are qualified to live at their property prior to moving them in to get final landlord approval.
If landlord chooses to trust our services then we run the software and ensure the prospective tenant passes the background and credit check process and share the results with landlord.
Online Maintenance Requests
Tenants can submit any work orders requests online by clicking "Work Order Request" button and our trusted vendors automatically respond within 24 hours with pure automation and no phone calls needed.
The landlord will receive the proposed work order invoice from the respective vendor and has the choice to approve or decline the proposed invoice.
Our vendor relationships allow for the lowest pricing because of the volume of business that we provide them so we ensure most favorable pricing for our landlords.
Proprietary Rental Pricing Software
Crispr has rental pricing software to ensure that rents are fully optimized to meet the supply/demand in the marketplace when it comes to in the rental listing that is shown on all rental platforms
Move In/Move Out Process:
Crispr handles the move-in and move-out process when leases expire or if an eviction were to occur.
When a resident moves out, we complete the security deposit disposition process. We then oversee the make-ready process on your behalf to ensure your property meets the detailed California habitability standards, attracts high quality residents, and rents quickly.
Online Listing Syndication Services
We create the rental listing upon landlord approval within our software which then hits all rental listing platforms with the click of a button once the rental listing fulfills our checklist outlined.
Optional Security Deposit Waiver Program
We have a partnership that allows a prospective tenant to have a portion of their security deposit covered by a third party firm if a prospective tenant qualifies and chooses to opt in for that program.
Annual Property Inspections
Crispr sends out a property technician to conduct the annual property inspection for your property and uploads a copy of the report to the landlord portal to be shared with the landlord.
